Property Tax Advisor, Real Estate

As the Property Tax Advisor for Real Estate, you will be responsible for keeping J Joseph’s clients compliant and up to date with property tax liabilities. Client relationships are a key metric at J Joseph. Therefore, the Property Tax Advisor will work collaboratively with their team and other departments across the company to provide clients with a superior level of service. The Advisor will be part of a collaborative work culture.

Essential Functions
• Accurately enter data into Customer Relation Management software and technical database
• Ensure assigned projects are completed in a timely manner
• Confirm all property tax related requests are completed and received by J Joseph and our clients
• Maintain Deadlines, Hearings and Open Issues report
• Communicate with clients and taxing authorities in a professional manner
• Maintain good working relationships with Property Tax Assessors and Appraisers
• Maintain relationships with assigned portfolio accounts
• Enters information (deadlines, values, etc.) and maintains the tax database with up-to-date and accurate information
• Prepare reports for director, senior management, external teams and clients as appropriate
• Communication and coordination of any outsourced real property accounts with external property consulting providers
• Ensure tax code and tax law compliance by reviewing outgoing paperwork
• Ensures compliance by reviewing and analyzing data received from clients and is responsible for the timely filing of compliance forms such as real property, exemption and other required forms and information
• Conduct property inspections with Central Appraisal District (CAD) or third party appraisal firms
• Ensure compliance by reviewing and analyzing data received from clients and producing appropriate compliance forms such as rendition, exemption and other required forms and information
• Analyze complex evidence packages and market data to establish fair property value and prepare for appeals using strategies known to be successful in commercial property hearings
• Conducts value/market research to identify potential clients and savings
• Conduct client site visits and client meetings to obtain income expense, rent roll, occupancy, fixed asset and other financial and property-related information
• Prepare necessary exemption applications as needed
• Assist with the preparation of property tax appeals and attend informal and formal hearings for training purposes with the Property Tax Assessors
• Negotiate values and work with state and county/parish assessors to resolve property tax issues
• Participate in litigation composing of evaluating potential litigation accounts
• Review value notices
• Communication and coordination of any outsourced real property accounts with external property matters
• Provide client data analysis, market value and exemption positions for client assets
• Prepare information and data for use as evidence in property tax hearings and appraisals
• Prepare property tax appeals and attend informal and formal hearings
• Accruals and tax planning as requested by client
• Provide in-depth real estate property tax analysis using methods such as: income, cost, equal and uniform, and market
• Financial forecasting/Agent Proforma
• Responsible for maintaining a high client retention rate
• Provide superior customer service to ensure that all tax liabilities are discovered and addressed
• Represent J. Joseph in a professional manner to all customers, internal and external
• Responsible for oversight of all assigned clients in their Business Unit
• Communicate regularly with clients about their portfolios, deadlines, evidence, and other property matters
• Participate in process improvement efforts to increase productivity, efficiency and decrease costs
• Collaborate with other departments within the company to ensure that the best possible client service experience is provided
• In conjunction with Account Executive, debrief clients
• Onboard new clients by identifying and implementing best practices and procedures
• Assist with training Property Tax Administrative Assistants to integrate into Business Unit
• Utilization of approved technologies and processes
• Maintain internal processes and procedures and ensure they are up to date
• Stay up to date on property tax law including legislative changes and maintain property tax license
• Financial stewardship/accountability (i.e. receipts, expenses, etc.)

Supervisory Responsibility
This position has no direct supervisory responsibilities but may be responsible for training Property Tax Analysts and Administrative Assistants in their business unit.
Work Environment
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filling cabinets, and fax machines.
Physical Demands
This is a largely sedentary role, must be able to remain in a stationary position at least 50% of the time. Filing, printing, faxing, scanning, and copying is required; this requires the ability to move about the office and position self to access equipment and filing cabinets, transport items (files, box of paper, etc.) weighing up to 20 lbs., and ascend/descend step ladder/stool as necessary. The position requires extended hours in front of a computer screen and operation of a computer and other office equipment such as a calculator, and a copy machine. This position requires the ability to communicate effectively and exchange accurate information via telephone, in person, and in writing.
Hours of Work
This is a full-time position. Regular schedule for this position is 8 a.m. to 5 p.m. Monday through Friday with a flexible lunch hour. Occasional evening and weekend work may be required as job duties demand. This position requires face to face and in-person interaction and requires the incumbent to be in the office location during regular office hours to access information kept on-site.
Travel
Travel may be required.
Required Education & Experience
• High School Diploma or equivalent
• Minimum 4 years of Property Tax Analyst or related experience
• Must be able to analyze work products of other property tax advisors
• Experience working in databases
• Proficient in Microsoft Word, Excel, PowerPoint and Outlook
• Current Texas Department of Licensing and Regulation Property Tax Consultant
Preferred Education & Experience
• Bachelor's Degree in business or related field
• Experience working in SigerTax, CoStar
• Minimum 2 years of management experience
• Experience working in Dynamics (CRM)
• Experience working at a county appraisal district office
• CMI or CMI coursework in process
